What is The Bay & how does it work?

The Bay is a Holiday Village with over 300 homes currently built. There are 23 high specification property types ranging from 1 bed apartments, 2, 3 and 4 bed cottages. The properties can be used as your own retreat or to let to others to provide a sound investment in the furnished holiday let market.

Is The Bay open 365 days a year?

The holiday village is open throughout the year for you to come and go as you please.

Can I live here all the time?

The properties can be used for holiday purposes only and cannot be your sole or main residence.

Are the properties freehold or leasehold?

The properties are all Leaseholds sold with a 999 year term.

Are there any fees?

Yes, this enables the management at The Bay to organise the upkeep of the grounds and services to all of the properties. Our site fees are competitive with other holiday parks in the area that only offer temporary homes. At The Bay our homes are permanent.

Are fees fixed?

The charges are subject to annual review.

Who owns the site?

The site is built, owned and maintained by Essential Vivendi Ltd, South Lodge, 1 The Parade, Moor Road, Filey, North Yorkshire, YO14 9GA.

Can you obtain mortgages on the properties?

Yes, quotations and assistance with buying a property at The Bay Filey can be obtained from our recommended independent financial advisor. We are happy to arrange mutually convenient introductions. As with all financial arrangements mortgages will be subject to status.

What about council tax and other related taxes?

We advise all owners and potential owners to take independent financial and tax advice. Further information regarding Furnished Holiday Lets and tax benefits can be found on the HMRC website here.

How much are homes to buy, what do they range from and to?

There is a wide range of properties available to buy at The Bay to suit all budgets, from 2 and 3 bedroom traditional cottages and stylish New England style beach houses. Prices start from as little as £130,000.

Can I try before I buy?

Definitely, prospective buyers can book a holiday stay at The Bay and the cost of the holiday can be deducted from the agreed sale on completion.

Am I free to sell it myself if I bought one?

Yes, if you choose to sell your property we can help with the process if required or you can instruct a local agent.

What about furnishing my property?

We make setting up your property as stress-free as possible offering full furniture packages which provide everything you need to use it immediately right down to a set of egg cups and teaspoons. Getting your new home up and running to use couldn't be easier. Find out more info here

What about my own use if I choose to let it out?

You are free to do so using which ever method you prefer such as advertising holidays on various booking channels or perhaps your own website or you could join our extremely well driven property letting pool with no need to actually get involved at all. What could be simpler?

You simply list your closed periods to suit.

What about managing my property

You can buy a fully furnished ready to use holiday home which has every single item you and your guests would need from ornaments to egg cups! We can even clean up after you leave so it's ready for your next visit!

Can I book a tour of the Village?

Yes indeed. Simply fill out the tour booking form here and we will get in touch to arrange a date for you to look at The Bay in detail if you are seriously considering purchasing.

What happens on the day of my visit?

A member of the sales team will look after you on your visit and answer any questions you may have about holiday home ownership and discuss possible letting revenue if that is your chosen criteria for purchasing.

They will show you round the property type/s you are interested in and you’ll be given a tour of the park and its facilities including the pub and leisure centre.

If you decide to buy on the day you’ll need a reservation deposit of £1,000 which can be cash or cheque.
